Terms of Service

1. The service

Housefolio is a digital logbook for any property — your own home, a flat you let, a holiday home or a business premises: maintenance history, reminders, documents, costs, and contractor reports. It is provided by Nguyen Van Nam Tamás, sole trader, 1028 Budapest, Rákóczi utca 49/B., registration number 58040971, tax number 59988782-1-41, phone +36 30 657 0776 (Hungary) — "Housefolio", "we".

2. Your account

You need an account to use the app, and you accept these terms when you create it; we record when you accepted them and which version. Keep your credentials safe; you are responsible for activity under your account. You must be at least 16 years old. We may ask you to accept updated terms before you continue using the service. Choosing what you use Housefolio for, and asking for occasional emails about new features, are optional and can be changed in Settings. You can delete your account at any time in the app, which permanently removes your data.

3. Your content

Everything you record — properties, entries, photos, documents — remains yours. You grant us the technical licence needed to store and display it to you and to people you share it with (for example a contractor report link). Only upload content you have the right to use, and only record other people's personal data (tenants, contractors) in line with the law.

4. Contractor report links

A report link lets a contractor upload details of work done on your property without registering. You decide whether to accept a submission. Contractor reference profiles are built from accepted, documented work; contractors may ask for their profile to be removed.

5. Working with a real-estate agent

An agent can start a property's logbook for a sale and hand it over to you: the logbook then belongs to your account, and the agent stays linked to that one property while the listing lasts. During the listing the agent can see which of the property's six main systems have records and what is missing or overdue — not the content of your logbook — and can add work, documents and appliances to it. Anything they add is marked with their name, you are notified about it, and you can change or delete it; they cannot change or delete yours. You can remove the agent from the property at any time in the app, which ends their access immediately.

After a sale we keep a record of which agent sold the property, so the logbook shows it. If you later want to sell and ask us to, we let that agent know and pass on your name, email address and the phone number you give us at that moment — never your logbook. This only happens when you ask for it, at most once every 30 days, and you can remove the agent instead. Agents may publish a reference page of their completed handovers; the figures come from Housefolio, not from the agent, and never include addresses, prices or owners.

6. The listing page

You can publish a read-only page about a property's documented history, to link from an advertisement. It shows the town, the type, size and year of the building, the cover photo, and — per system — how many recorded jobs there are, how many of them a contractor documented, and the year of the last one. It does not show your name, prices, the exact address, or anything you wrote in your entries. If an agent holds the listing, their name and contact details appear on it. You can turn the page off at any time; a handover turns it off automatically, so the next owner decides again. We count how many times the page is opened (see the Privacy Policy).

7. Plans and payment

While Housefolio is in its pilot phase, the service is free. During the pilot every feature is available to every account, the plan limits are lifted, the PDF dossier is included, and we charge nothing. If you create your account during the pilot, your account stays free for one year after the pilot ends. We will tell you by email before the pilot ends, and we will never start charging a card without your express purchase. The plans and prices below describe what applies once the pilot is over.

The free plan includes one property, for as long as you want it. The paid plans are monthly subscriptions: Home (up to 3 properties) at HUF 1,490 per month, Portfolio (up to 10) at HUF 3,990 per month, and Manager (up to 30) at HUF 9,990 per month. The price shown at purchase is the full amount you pay.

Subscriptions are paid by card on our website through Barion Payment Zrt., a licensed payment institution — we never see your card details. The first payment authorises us to charge the same amount at the start of every month until you cancel. You can cancel any time in Settings: the plan stays active until the end of the paid period, and nothing further is charged. If a charge fails, we retry once a day for up to three days before the subscription ends. Switching plans starts a new month, and the unused part of your current plan is credited to it in proportion to the two prices.

Online card and other payments are made through the Barion system. Card and other payment data do not reach the merchant. Barion Payment Zrt., which provides the service, is an institution supervised by the Central Bank of Hungary, licence number H-EN-I-1064/2013.

The PDF dossier of a property is included in the paid plans. On the free plan you can buy it once for a given property for HUF 2,990; that purchase stays with your account even if you later have no subscription, and it covers that one property.

You receive an electronic invoice by email for every payment. The service, and a dossier you buy, start immediately at your express request, so the 14-day right of withdrawal for consumers ends when they are delivered. Ending a subscription never deletes your data — above the free plan's limit you simply cannot add new properties. Each plan includes users and storage for photos and documents: 1 user and 1 GB on the free plan, 2 users and 10 GB on Home, 3 users and 30 GB on Portfolio, 5 users and 100 GB on Manager. Once storage is full, new files can be uploaded after upgrading; nothing already stored is deleted.

8. Acceptable use

Do not misuse the service: no unlawful content, no attempts to break or overload it, no accessing other people's data, no impersonation. We may suspend accounts that do.

9. Reminders are aids, not guarantees

Housefolio helps you remember inspections, servicing and deadlines, but it does not replace your legal obligations. Missed reminders do not transfer responsibility to us.

10. Warranty and liability

The service is provided "as is". We work hard to keep it available and your data safe (daily encrypted backups), but we cannot promise uninterrupted operation. To the extent permitted by law, our liability is limited to the amount you paid us in the 12 months before the claim. Nothing here limits liability that cannot be limited by law.

11. Ending the service

You can stop using Housefolio and delete your account at any time. If we ever discontinue the service, we will give at least 90 days' notice so you can export your data.

12. Complaints

You can make a complaint by email (support@gethousefolio.com) or by post (1028 Budapest, Rákóczi utca 49/B.). We reply in writing, with reasons, within 30 days.

If we cannot settle it, as a consumer you may turn to the conciliation body of your place of residence; the one for our registered seat is the Budapest Conciliation Body (Budapesti Békéltető Testület, 1016 Budapest, Krisztina krt. 99. I. em. 111.; postal address: 1253 Budapest, Pf.: 10.; email: bekelteto.testulet@bkik.hu; phone: +36 1 488 2131). We cooperate in its procedure. You may also turn to the consumer protection authority (the government office of your place of residence) or to a court.

13. Changes and law

We may update these terms; material changes will be announced in the app before they take effect, and we may ask you to accept them. These terms are governed by Hungarian law. Contact: support@gethousefolio.com
